Community Sports Facility, Great Denham, Bedford
Project Client: David Wilson Homes
This development was part of site wide Section 106 obligations and was secured through competitive tender under a design and build contract.
The new facility comprises a single storey club house with changing facilities, commercial kitchen, café area and a first floor ranger’s flat.

- Part time freelance Business Development for SAC Construction Limited (now Kori Construction)
- The client’s architect was a long standing contact of Geoff’s bringing it to Geoff’s attention at a very early stage and inviting Geoff to register S.A.C.’s formal interest with the Employer’s Agent
- Assembling a short bespoke presentation bid document for the Employers Agent providing details of S.A.C.’s experience of similar projects
- Creating in-depth bespoke hard copy and digital tender submission documents including form of tender and extra supporting information on company’s bid.
Finsbury Chase, Milton Keynes
Project Client: BPHA
This Design & Build contract involved demolishing and rebuilding 2 no. 4 bedroom timber framed terraced homes that had been affected by fire which gutted one and damaged the other. The third house survived and required only minor repair and a full refurbishment.
GMS Business Development’s Role
- Part time freelance Business Development for SAC Construction Limited (now Kori Construction)
- The client’s in-house technical manager and external architect / employer’s agent were both long standing contacts of Geoff’s – the opportunity was brought to Geoff’s attention and S.A.C. were invited to register thier interest by applying for inclusion on BPHA’s formal list of approved contractors
- Completing BPHA’s on-line Contractor Assessment via client’s portal
- Creating in-depth bespoke hard copy tender submission document including form of tender and extra supporting information on company’s bid
- Conducting informal post contract reviews with both the Employer’s Agent and Architect for assimilation into company’s K.P.I. process
Diana House, Wellingborough
Project Client: Steele & Bray Limited
This sub-contract was to remove all the “Notifiable” and “Non Notifiable” asbestos throughout the existing 1960’s flats ready for major refurbishment.

- Part time freelance Business Development for B&W Group (Asbestos Survey & Removal)
- The main contractor’s bid manager was a long standing contact of Geoff’s and once they had won the main contract to refurbish the building for Wellingborough Homes he offered B&W the opportunity, via Geoff, to price the asbestos removal package
- Creating dialogue with the main contractor and assembling a capability document as a formal registration of interest
- Receiving the full Asbestos Survey, organising a price for the asbestos removal and submitting via a hard copy bid document
- Conducting the subsequent negotiations to secure B&W Group the sub-contract
- Conducting informal post contract reviews with the main contractor both the Employer’s Agent and Architect for assimilation into company’s K.P.I. process

Stamford Junior School, Stamford
Project Client: Stamford Endowed Schools
This contract was to supply on hire two temporary classrooms to house the school’s art and music departments whilst a new single facility was being built. Each classroom was fabricated and fitted out from four previously used modular cabins. After hiring the classrooms for a year the school subsequently purchased one of the classrooms together with a modular store room.

- Part time commission based Business Development for CabinsGB
- The external project manager overseeing the school’s new building was a long standing contact of Geoff’s and suggested he contact the school’s Estate Manager as he was seeking two temporary classrooms. Geoff contacted the Estate Manager, who, coincidentally, he had dealt with in a previous role, and subsequently introduced him to CabinsGB
Maxet House, Luton
Project Client: Private Developer
This contract saw Grays Midlands act as Principal Contractor to completely strip all three storeys of this redundant office block and two storey storage unit in Luton town centre prior to its conversion into flats by others.

- Part time freelance Business Development for Grays Midlands (Soft Strip and Internal Demolitions)
- A similar major project in Hemel Hempstead was brought to Geoff’s attention and he contacted the client’s external project manager. Although the original project was at a very early stage this project in Luton was offered as commencing sooner
- Geoff subsequently assembled a capability document as a formal registration of interest and maintained regular dialogue with the project manager. Grays were offered the chance to tender for the strip out works both as Principal Contractor to the developer and as package contractor to the main refurbishment contractor
- Conducting the subsequent negotiations to secure the works for Grays acting as the Principal Contractor.
31 - 33 Priestgate, Peterborough
Project Client: Private Developer
This project saw the complete refurbishment of a former solicitors’ offices in a historical part of Peterborough town centre and conversion into 6 no. 1 & 2 bedroom apartments for private sale.
The premises included a three storey building on Priestgate, a two storey adjoining building behind and a further adjoining single storey outhouse/garages at rear with a narrow accessway along the side.
Geoff’s Role
- Part time Business Development role with Probus Construction Limited based in Bourne, Lincolnshire
- The Developer’s planning consultant, a contact of Geoff’s, asked him whether Probus wanted to provide some cost indications for the works,
- Creating a bespoke presentation document for the Developer providing details of Probus’s previous “Heritage” type work
- Brokering and attending an introductory meeting between the Developer and Probus
- Submitting cost estimates and subsequently negotiating to get cost and design to meet the Client’s aspirations.
Home Farm, Bulwick, Corby
Project Client: The Bulwick Estate
This contract, as Principal Contractor, was to completely remove the asbestos panelled roof and gable ends of a disused steel framed grain store prior to the building’s conversion, by others, into business units.
GMS Business Development’s Role
- Part time freelance Business Development for Protech Enviroserve (Asbestos Survey & Removal)
- The estate retained Bidwells as Property Managers and commissioned them to obtain planning for the conversion works. Bidwell’s Head of Architecture was a long standing contact of Geoff’s and offered Protech, via Geoff, to price the asbestos removal as Principal Contractor
- Creating dialogue with the main contractor and assembling a capability document as a formal registration of interest
- Receiving the full Asbestos Survey, organising a price for the asbestos removal and submitting via a hard copy bid document
- Conducting the subsequent negotiations to secure Protech the contract
- Conducting informal post contract reviews with the Estate’s in-house manager and Bidwells for assimilation into Protech’s K.P.I. process
Addenbrooke’s Hospital, Cambridge
Project Client: Sanctuary Housing Association
This £17m Design and Build project provided new on-site accommodation for staff at this very busy and congested operational hospital complex. The 100 new cluster flats provided 290 bedrooms contained in 4 six storey blocks of Pre-cast Concrete Panel and Frame construction. The development incorporated prefabricated bathroom pods and an extensive range of green technologies.
Geoff’s Role
- Full time employee of SDC Builders Limited as Business Development Manager
- Identifying the project team very early in the OJEU procurement process and instigating regular dialogue to ascertain timescales and the Client’s drivers,
- Writing and assembling formal PQQ bid submission in response to OJEU Notice
- Writing and overseeing all supporting information necessary for subsequent tender bid submission
- Organising a “Time Capsule” event during construction phase of development
- Conducting informal post contract review with Client’s Project Manager for assimilation into company’s K.P.I. process
Shenley Training Centre, London Colney
Project Client: Arsenal FC
This modern facility included training and rehabilitation areas, physiotherapy and massage rooms together with remedial and hydrotherapy pools. There are also squash/basketball courts, sauna, steam and weight rooms, a restaurant for staff and players, conference rooms, offices, classrooms and a TV studio.
Geoff’s Role
- Full time employee of Henry Boot Construction as South East Sales & Marketing Manager
- The Client’s external Project Manager for this development was a long standing contact of Geoff’s and the project was brought to his attention at a very early stage
- Formally registering Henry Boot’s interest in the project
- Formulating the “Relevant Capability” bid document and introducing the client’s Project Manager to Henry Boot’s proposed construction team
- Overseeing the tender bid submission and assembling all the required supporting information to ensure Henry Boot’s bid was successful
- Conducting informal post contract review with Client’s Project Manager for inclusion into company’s K.P.I. process
Rose Kiln Lane, Reading
Project Client: Private Developer
This contract saw Aziza UK carry out a full survey for asbestos and other hazardous substances throughout a large trade warehouse that had lain empty for a number of years.

- Freelance Business Development referring asbestos surveys over to Aziza UK
- The Client’s appointed external project manager was a long standing contact of Geoff’s and once they had been awarded their commission he offered Aziza the opportunity, via Geoff, to submit a price a full hazardous materials survey and report
- Assembling a capability document to present to client and serve as a formal registration of interest
- Maintaining dialogue with the project manager and securing the survey commission for Aziza
- Organising site visit, survey and overseeing tender and submission
